Open Range Development works with landowners at every stage — from evaluating raw land to coordinating construction. Each service is available individually. You don't have to purchase every stage.
Most landowners come to us with a vision and a lot of unanswered questions. Our job is to help you think clearly about your project before you spend money in the wrong places.
We offer a complimentary introductory consultation — a focused conversation about your land, your goals, and your next steps. From there, you can engage us for the specific service that fits where you are.

Site Plans & Conceptual Design
$7,500 — combined package
A site plan shows building placement, access, infrastructure routes, utility tie-in points, and site preparation requirements. It is used by contractors for estimating and coordination, and provided to counties during permitting review. Conceptual home design explores room arrangements, approximate dimensions, natural light, and everyday function before final construction drawings are prepared.
Property site plan with building placement and access
Infrastructure and utility routing
Conceptual floor plan and home layout
Coordination with your contractor and county review
Site planning alone is available — inquire for details. Our site plans support contractor planning, estimating, and county permitting review. Requirements vary by jurisdiction. Surveys, engineering, permit application preparation, and additional technical documents required by the reviewing authority are separate services.
For clients evaluating land before purchase or determining whether land they own can support their goals. We review access, terrain, available utilities, infrastructure needs, potential regulatory constraints, and recommended investigations. This evaluation is distinct from preparing a site plan or designing a home.

Regulatory and zoning considerations

For clients preparing to move from plans into construction. We define scope, develop budgets from available estimates, compare contractor proposals, coordinate designers and engineers, identify missing information, and organize the sequence of work. This service is distinct from conceptual design and ongoing construction representation.
