Texas ranch land at golden hour

About Open Range Development

We Work for You.

Building a home or developing land should be exciting. Too often, it becomes a confusing process involving disconnected professionals, changing numbers, missed details, and unexpected costs. Open Range Development was created to offer a better way.

Why Open Range Development?

One vision. One coordinated team. No surprises.

We are more than an off-grid development company. We are a design-build firm that works for you. From the first conversation through construction, we help protect your vision, your budget, and your investment.

Builders, designers, subcontractors, and vendors may each focus on their individual portion of a project. Open Range focuses on the owner and the complete outcome.

We listen before we design. Every recommendation serves your goals rather than forcing your vision into a predetermined plan. Our job is to help you make informed decisions, understand the financial impact of those decisions, and move forward with confidence.

We Design — and Then We Build

Open Range is a design-build entity. That means the team responsible for planning your project remains connected to the team responsible for building it.

We do not create a design in isolation and then hand it to someone else to determine whether it can be built within your budget. We evaluate construction realities while the design is being developed. Site conditions, infrastructure, materials, building methods, schedules, and costs are considered early — not after the plans are complete.

This creates continuity from concept to construction and helps prevent the disconnect that often occurs when designers and builders work independently.

One Project, Not a Collection of Pieces

A successful development requires more than a floor plan. The home must work with the land. The infrastructure must support the home. The site plan must account for access, drainage, and future development. The design must align with the construction budget.

  • —Due diligence and property evaluation
  • —Site planning
  • —Conceptual home design
  • —Engineering and construction documents
  • —Roads, driveways, and drainage
  • —Clearing, grading, and site preparation
  • —Wells and water distribution
  • —Septic systems
  • —Conventional or off-grid electrical systems
  • —Solar panels and battery storage
  • —Backup generators and propane
  • —Home construction
  • —Barns, shops, and accessory structures
  • —Pools, outdoor living, and future improvements

No Surprises

Unexpected conditions can occur in any construction project, particularly when developing raw land. What should not be unexpected is how your team communicates, documents, and responds.

Transparency is not an added service. It is part of how we work.

  • —Costs are discussed early
  • —Budgets are developed alongside the design
  • —Site and infrastructure needs are considered before construction
  • —Scope decisions are documented
  • —Changes are explained before work proceeds
  • —Owners understand what is included and excluded
  • —Problems are communicated directly
  • —Options and their financial effects are clearly presented

We Design to the Budget

A beautiful concept has little value if it cannot be built within the owner's financial boundaries. That is why budget conversations begin at the start of the project.

Square footage, site conditions, infrastructure, finishes, and future improvements all affect the total investment. We help clients distinguish between the cost of the home, the cost of developing the land, required infrastructure, design and engineering expenses, permitting, optional upgrades, and future phases.

This allows the client to see the complete financial picture and make decisions before those decisions become expensive changes in the field.

We Plan for the Future

Your needs may change after the initial build is complete. You may eventually want to add a guesthouse, barn, workshop, pool, livestock area, garden, rental unit, or second residence. If those possibilities are considered early, roads, utilities, and infrastructure can be positioned to support them. Open Range designs for how you want to live today while protecting what you may want to create tomorrow.

We Are More Than Off-Grid

Off-grid development is an important part of what we do, but it does not define everything we do. The right solution is not always fully off-grid. We do not force every project into the same model — we help determine what makes sense for your property, lifestyle, and budget.

  • —Conventional homes
  • —Fully off-grid residences
  • —Hybrid and backup-ready homes
  • —Rural homesteads
  • —Barndominiums
  • —Multigenerational properties
  • —Accessory dwelling units
  • —Ranch infrastructure
  • —Workshops and barns
  • —Outdoor living spaces
  • —Phased developments

Why Clients Need Open Range

Clients come to Open Range because they need more than a builder. They need someone who can see the complete project, represent their interests, and carry their vision from the land through the finished build.

Most importantly, they need to know that someone is working for them. That is the role of Open Range Development.

  • —A team that listens
  • —A realistic plan
  • —A design that can actually be built
  • —A clear understanding of costs
  • —Coordination between professionals and trades
  • —Accountability throughout the process
  • —Honest communication when decisions must be made
  • —One team working toward one outcome

Start With a Conversation
